MISMO Seeks Public Comment on FIPS Code Lending Limit API Specification

WASHINGTON, D.C. (October 13, 2022) - MISMO®, the real estate finance industry's standards organization, today announced that it is seeking public comment on a new FIPS Code Lending Limit API Specification, which will illustrate how to define a standard REST based OpenAPI for searching lending limits based on a property’s postal code and county name. The 30-day comment period runs through November 12, 2022.

Annually, the Federal Housing Finance Agency (FHFA) publishes conforming loan limits for mortgages to be acquired by Fannie Mae and Freddie Mac (the GSEs), based on the FIPS code. Currently, there is no standardized mechanism for accessing this information.

The FIPS Code Lending Limit API Specification is MISMO’s latest effort to define industry-wide standard interfaces for common business functions. This specification will guide the user, using the MISMO API Toolkit, through how to build FIPS Code Lending Limit API requirements for searching lending limits (and optionally the FIPS state and county codes) based on a property’s postal code and county name. The FIPS Code Lending Limit API Specification package includes:

  • Comprehensive information guide
  • A sample Business Analyst template to serve as a guide for users
  • Fillable, customizable Business Analyst Template  
  • Relevant YAML files.

This public comment period allows those who participated on the proposal’s 30-day notice period prior to final release to review and disclose any applicable Patent Rights (as defined by MISMO’s 2018 Intellectual Property Rights Policy).   

MISMO requests that any organization that may have any patent or patent applications, or other intellectual property rights that might be infringed upon by an organization that uses or is compliant with these proposed MISMO products, to disclose them at this time in writing. All comments and disclosures are due by November 12, 2022, and should be directed to [email protected]
